Berkeley Homes Scheme, North West London
Role: Concierges, estate operatives and security personnel
Location: NW London
Property: Residential-led, mixed use development
Employer: Cledor
Client: Property developer and managing agent
Cledor provides estate operatives, concierges and security personnel to this expansive St George scheme – one of the largest (and still growing) residential-led mixed use schemes in London.
Since 2020, Cledor has been relied upon by both the developer and managing agent, RMG, to ensure the full complement of staff is present and correct every day, and into the night. This is a large, open scheme which enjoys a heavy footfall due to its pub/restaurant, retail and circa 8,000 residential apartments. The sheer volume of residents and visitors poses an ongoing challenge for the site staff, who need to be super vigilant at all times. That said, this is a friendly development and the staff have a terrific rapport with the residents.
The managing agent is particularly pleased with how we respond to urgent requests for additional staff, perhaps due to sickness leave or a special event. Whether it’s 6am or 11pm, we respond promptly and have a member of staff on site ready to go. And “ready to go” means they have worked there before or shadowed another member of the team, and therefore they will be familiar with the layout of the site as well as its systems and software. The speed of reaction and familiarity of the site is something the managing agent explains is unique to Cledor – and we’re proud of that fact.
There is one management office on site – and it’s very busy indeed with visitors, keys, phone calls, emails, portal notifications and courier deliveries. Our staff need to be multi-taskers, computer literate and excellent communicators. We set up a WhatApp group for the staff, Cledor managers and RMG’s property manager so that all can stay in close touch and make good decisions, fast.
As with any site, training is so important. All our staff undergo a 13 + 7 week (‘core’ plus additional) e-learning training programme that is health and safety focussed in the main. As the implications of the Fire Safety Act and Building Safety Act become clearer, our e-learning is updated accordingly. We go further though. Our staff are training for emergencies and how to react and mitigate the impact. Whether there are power outages, escape of water, fire alarm activations or a lift entrapment, our staff have the training and mindset to get it right.
